Personal Identification for mortgage purposes

In addition to the documentation required to verify your income the banks are legally bound to comply with very strict “Money Laundering and Drug Trafficking Legislation”. This requires the banks to verify that you are who you say you are and that the money borrowed will be used for a legal purpose. Typically this will require the bank to see a copy of your passport and in most cases a Utility bill to verify your current address. They will also require something from the UK tax authorities to confirm that you are indeed registered with the UK authorities as a bonafide person. Self-cert mortgage applicants are sometimes concerned that these documents will not show sufficient income and so affect their chances of getting a mortgage. The point is that for a self cert Spanish mortgage these documents will not be used to verify your income, but only to prove that you are a genuine tax registered person. In terms of your registration with the Spanish authorities you will have to show a “Spanish fiscal identity number” known as an NIE number, this shows that you are registered in Spain; this can be obtained from your lawyer or the local police station.
