The banks will want to be satisfied that the property you are offering as collateral is legally registered and of sound structure. They will require certain documentation as verification. These documents will include the title deeds or “Escritura” and possibly other documents to confirm the legal ownership of the plot of land under your property; especially if it has been previously subdivided by a developer. An initial summary document should be submitted with your application; this is known as a “Nota Simple”. This is easily obtainable and will confirm basic details of the property and if any liens or debts are attached. The full “Escritura” and the other land and property documents should be provided by your lawyer. These will include completion of works certificate and habitation license; without these, no Utilities will be made available to the property.
